We seriously and competently manage and administer several income properties all over Canton Ticino. We take care of the accounting and all formalities related to the preparation of rental agreements, including the opening and management of security deposits. Furthermore, we coordinate, together with our trusted craftsmen, the maintenance and all renovation work to ensure high quality standards and full satisfaction of our tenants.

Our terms and conditions

For people interested in renting an apartment, we require:

  • The reservation form duly completed and signed.
  • The extract from the debt enforcement register and/or a loss certificate not older than 3 months.
  • The salary certificate or other documents showing the monthly income.
  • A copy of the personal (civil) liability insurance.
  • A copy of an identity document (ID card, passport or residence permit).

By contract, our agency terms are:

  • Minimum 2-year term beginning on the 1st or 15th of each month, with tacit annual renewal.
  • The contract can be terminated with three months’ notice on a quarterly basis.
  • The required security deposit is equivalent to three full months’ rent. For new lease agreements, we also accept rent guarantee without a bank deposit through Swisscaution (swisscaution.ch). Immobiliare SL SA reserves the right to evaluate each case individually. It is important to indicate the desired form of guarantee in the form.
  • In 2.5-room apartments, a maximum of two people may reside; in 3.5-room apartments, a maximum of three people; in 4.5-room apartments, a maximum of four people, and so on.
  • Contrary to the general conditions of the lease, which prohibit the keeping of pets, Immobiliare SL SA accepts pets as long as they do not disturb the peace of other tenants. Immobiliare SL SA reserves the right to assess each situation individually. It is important to indicate the type and number of pets in the form.
  • The tenant will be charged an administrative fee of CHF 50.– for the preparation of the contract, payable upon signing the contract.
