Check Financial affordability
Before taking out a mortgage, it’s important to assess your financial capacity. With the mortgage calculator, you can determine your financial affordability in just a few minutes.
Calculate the minimum parameters required to finance the desired property quickly and easily online. Ideally, at least 20 percent of the property’s value should be financed with your own equity. The remaining 80% can be financed by a third party in the form of a mortgage.
What counts as equity? Equity can come from many different sources such as savings, securities, third-pillar savings, or advances on inheritances, for example. At least 10% of the financing must be provided by “hard” equity. The remaining amount can be withdrawn from your pension fund.
Mortgage interest rates, ancillary costs and amortization each year must not exceed 33% of your annual gross income.

Should you like the property, we will forward you documentation with additional details about the property. We will support you throughout the decision-making process and if necessary, help you negotiate with the seller.
You have decided to say “yes” to your new home. You usually confirm this in advance in a letter, which sets out the purchase price and desired handover date, unless you can sign the reservation contract immediately.
On request, we can support you in finding a financing partner. We work with independent financial institutions with whom our customers have had excellent experiences in recent years. The brokerage is free of any vested interests.
At this point, proof of financing must be submitted and the final purchase commitment, respectively the reservation contract, must be signed. By signing the reservation contract, the buyer agrees to make an initial down payment, which usually amounts to around 10% of the purchase price. At this point you have taken the first step toward purchasing a property.
In cooperation with the notary public, the purchase contract will be drawn up, which we will be happy to explain to you in detail. We help you obtain any missing documents and coordinate with the financial institutions the preparation of the irrevocable promise of payment as well as the delivery of any mortgage certificates. We arrange the notary appointment and accompany you to the notarial deed. Subsequently, the contract must be signed by the buyer, seller, and notary. However, it should be noted that you are only considered the owner with the entry in the land register.
